Sonniges, möbliertes WG Zimmer im 1. Stock mit Katze und Gartennutzung

Hallo an alle Interessierte! (English Below)
Insbesondere möchte ich mich an Frauen und trans/non-binary bzw. generell queere Menschen richten.

Am liebsten hätte ich eine/n Mitbewohni, die/der langfristig hier wohnen möchte und nicht nur kurz.

Es handelt sich hierbei um eine 2er Altbau-WG mit zwei identischen Räumen (21m^2), voll ausgestattete Küche mit Geschirrspüler, einem kleinen Gemeinschaftsraum mit Esstisch und Sofa (11m^2), Klo, Bad mit Regendusch-Wanne und Waschmaschine (kein Trockner).

Dein Zimmer ist voll möbliert, außer einer Matratze und Bettzeug für das 140x200 Bett.

Es gibt überall Außenjalousien, in deinem Zimmer auch elektrisch bedienbar. Dunkelheit mit einem Knopf sozusagen :)
Du hast auch einen Ventilator an der Decke.

Das Highlight ist sicher der recht große Garten, in dem ich sehr viel tue: wenn du dich einbringen willst sehr gerne, ist aber kein Muss! Kannst auch einfach genießen was ich schaffe ;) Bin gerade dabei einen Rasen zu sähen, habe schon einiges gepflanzt aber es ist noch genug Platz! Der Garten gehört nur zu der Wohnung!

I want to especially address women and trans/non-binary/queer people.

I favor a flat mate who intends to live here a bit longer and not just on short term.

This is an "Altbau"-shared flat with two identical sized rooms (21m^2), a fully equipped kitchen with dishwasher, a small shared room with dinner table and sofa (11m^2), tiny toilet, and a bathroom with rainshower bathtub and washing machine (no dryer).

The room is fully furnished, you only need your own mattress and bedding (for 140x200 bed).

Every room has outer blinds, your room has electric ones that go up/down in one click :)
Your room also features a ceiling fan.

A highlight of this flat is the relatively big garden, in which I work a lot. If you want to participate and bring your ideas you are more than welcome! You can also just relax here and enjoy the things I create :)
I am in the process of sowing a lawn, there are many things planted already but there is more than enough space still.
The garden will be just shared between us, nobody else has access to it.

Ruhige Lage. Das Zimmer ist auf eine leicht befahrene Straße ausgerichtet, die Rückseite der Wohnung zeigt in einen Innenhof und den Garten.

Öffis: 3 min zum 34A/B Bus und 5 min zur 26er der in ca. 10 min beim Bahnhof Floridsdorf ist.
Lebensmittel: 2 min zum BILLA, 6 min zum Lidl und Spar, 8 min zum Hofer

Man ist zu Fuß in 20 min bei der Donau :)

It's mostly calm here, the room is directed on a low-traffic street - the back side of the flat is directed into an inner courtyard and our garden.

You'll need only 20 minutes to the danube (on foot).

Du musst unbedingt Nichtraucher sein (sowohl im als auch außerhalb des Hauses).
Eine Langhaar-Katze lebt hier, also darfst du nicht allergisch sein oder ein Problem damit haben, dass überall Haare sind ;)
Die Katze ist Königin und wir sind alle Ihre Diener, dem wirst auch du dich fügen müssen haha :D

Die Jahresabrechnung von Strom/Gas wird anteilig aufgeteilt.

Ich habe aktuell einen Mitbewohner, falls du dich entscheidest hier zu wohnen sind etwa 3 Monate Wartezeit dazwischen - somit versuche ich einen zwischenzeitlichen Leerstand zu vermeiden.

It's mandatory for you to be a non-smoker here (in/outside the flat).

There is a cute long-haired cat living here so naturally you shouldn't be allergic or sensitive to having cat hair everywhere.
This cat is queen and we are her servants - you will join these ranks once you have comitted yourself to living here :D

An important note is that the prices for energy are on the rise recently and there might be a change in utilities cost by the end of the year. The annual statement will be shared.

I have a flatmate at the moment, so if you decide to move in there will be around 3 months waiting time - I do this to prevent the room from staying empty for too long.
