Climate-friendly semi-detached house (approx. 115m2 living space) with a large garden, approx. 15m2 terrace, with carport and a view of the Danube Tower.

The house was built and renovated according to particularly environmentally friendly criteria. A photovoltaic system, solar heating, underfloor heating, heat pump and full thermal insulation are just a few aspects of this.

In a very quiet area - next to the Danube Tower, the UNO City and the Old Danube. The large garden invites you to relax, children can play, there is space to play ball,....

This apartment is on the first floor (second floor / american english) of the two-family house. The landlady (retired diplomat) lives on the ground floor.

The apartment was recently completely renovated. Most of the furniture is new. You can expect a new fitted kitchen with plenty of storage space. A refrigerator, freezer, oven, microwave, coffee machine, electric grill and complete kitchen equipment (dishes, glasses, cutlery, pots, pans, etc.), as well as a vacuum cleaner, iron and washing machine are of course included. We can provide a dryer on request.

The bedrooms are furnished as follows:

Bedroom 1 (master bedroom): 1 large Queen size bed (160x200cm / 63''x79''), walk-in wardrobe, bedside table, dressing table + mirror, black-out curtains.

Bedroom 2: 1 single bed, 1 wardrobe, chest of drawers, recliner and floor lamp.

Bedroom 3: 1 single bed (a child's bed is also available on request), side table, chest of drawers, bedside table.

On request we can change the furniture a bit (for example a home office in one of the smaller bedrooms)

There are 2 complete bathrooms:

The large daylight bathroom (master bathroom) has a double sink with a large illuminated mirror cabinet, bathtub with included shower with glass shower screen, toilet + washing machine, and plenty of storage space.

The second bathroom (daylight) has a modern rain shower with glass door, toilet + washbasin.

Sunny large living room with integrated kitchen (open space design), dining area, large sofa bed and view of the garden and Danube Tower (east + south), fully equipped kitchen. Good, new sun blinds + air conditioning. From the living room you can access the new terrace (electrically extendable awning), with dining area for up to 6 people, sun in the morning / midday, shade afterwards. Electric grill is available.

South and east facing windows have good, new external blinds to protect against the heat. Windows for ventilation have insect screens.

In the kitchen there is a ceramic hob, refrigerator, coffee machine, all dishes, cutlery, pots, pans,... everything you could need. Breakfast counter with bar stools.

Next to the kitchen there is a fully equipped pantry with freezer, microwave, oven and recycling station.

If you arrive by car: parking space in the carport is included in the rental price. Otherwise, a parking fee is required throughout Vienna.

Connection for an electric car may be possible by arrangement.

Bed linen and towels included

The large garden is shared by 3 families and is well suited for children. There is a sandpit, children's house and trampoline

Smoking is not allowed in the apartment (smoking is possible outside), no pets

Although this house is surrounded by water, parks and greenery, you can reach the UNO City/Vienna International Center in a few minutes and the center of Vienna in about 15 minutes! (5 minutes to subway line no. 1 - station "Alte Donau" or 5 minutes to subway line no. 6 - station "Neue Donau")

In addition, you will find 30m2 of developed space in the attic (play area, 2 windows, relaxation room, with carpet) and an additional 30m2 of storage room.

The plan is to build a storage room into the carport before moving in - with approx. 10m2, very generously dimensioned for your bicycles, strollers or other leisure equipment.

For long term rent (from 24 months) the landlady is offering a discount of 10% of the rental price (without tax).
